Portland, Maine's premier place to live, work, and play
Portland Foreside's 10 acres will become a mixed-use neighborhood in the best sense of the term. The buildings are being designed to meet the historical significance of the area allowing for year-round enjoyment of Portland’s waterfront through much needed housing (apartments and condominiums), office space, hotel lodging, restaurants, local and national retail, and impeccably designed outdoor spaces to promote communal gathering. The current master plan includes a connection to adjacent lands owned by the city slated to be converted into waterfront public open space, and provide direct access to improved pedestrian trails and just under 1,000 linear feet of direct water frontage. This project will ultimately connect the adjacent neighborhoods to the water and bring new life and enjoyment to this historically significant site.
The site’s 13-acre submerged land lease with the State of Maine, which is an area extending 1,000 feet along the shore line and 575 feet out into the harbor, presents a deep-water marina development opportunity that is unparalleled on the eastern seaboard. Direct access to a marina will offer significant benefit to residents in the eastern waterfront, and will drive transient demand from Maine’s large boating population to the development’s future retailers, restaurants, and hotel.
Charting a new course for sustainable growth in urban infill development, the project is pursuing the U.S. Green Building Council’s Leadership in Energy and Environmental Design®(LEED) certification for the entire development under their new LEED for Neighborhoods program. Mindful of economic constraints inherent in every project’s pro forma, the project’s goal is to deliver sustainable building solutions that add considerable value by decreasing operating costs; increasing building value through increased occupancy demand, comfort and corporate responsibility criteria; increasing return on investment; and increasing pedestrian activity in the winter climate.
